If you have been living in Las Vegas for a year or two and the lease renewal notice just landed in your inbox, you have probably asked yourself the same question thousands of people in this city ask every single year: should I keep renting, or is it time to buy? There is no one answer that fits every situation, but there are some very real factors specific to the Las Vegas market that are worth thinking through before you sign anything.
What Renting Actually Costs You Over Time
Renting offers flexibility, and that flexibility has genuine value. But it also has a price. Every month your rent payment goes out, it is building equity for someone else. In Las Vegas, average rents for a two bedroom apartment have climbed considerably over the past few years, and many renters are now paying amounts that are comparable to or in some cases higher than what a mortgage payment might look like on a comparable property. When you add in the fact that rent increases at renewal are common in this market, the financial picture shifts in ways that are easy to underestimate.
There is also the question of stability. A landlord can decide to sell the property, raise the rent significantly, or simply not renew your lease. When you own your home, you set the terms. A fixed rate mortgage keeps your principal and interest payment the same for the life of the loan, which gives you a level of predictability that renting simply does not offer.
What Buying Looks Like in Las Vegas Right Now
The Las Vegas market has gone through considerable changes over the past several years, and buyers today are entering a more balanced environment than what existed during the frenzy of 2021 and 2022. There is more inventory available across Henderson, Summerlin, and Southwest Las Vegas, which means buyers have more options and more room to negotiate than they did even two years ago.
New construction remains a significant part of the Las Vegas market, with several major builders actively delivering homes across the valley. New builds often come with builder incentives including rate buy downs, closing cost contributions, and upgrade packages that can meaningfully lower the true cost of buying. If you have never explored new construction as a first time buyer, it is worth understanding how that process works and how a REALTOR can represent your interests even when purchasing directly from a builder.
Down payment requirements vary depending on the loan type. Conventional loans can require as little as three to five percent down, while FHA loans go as low as three and a half percent. Nevada also has down payment assistance programs through Nevada Housing Division that some buyers qualify for. These programs can make the gap between renting and owning much smaller than most people expect.
How to Know If You Are Ready
The financial side matters, but readiness is about more than a credit score and a down payment. It helps to ask yourself a few honest questions. Are you planning to stay in the Las Vegas area for at least three to five years? Do you have stable income and a manageable level of existing debt? Are you comfortable taking on the responsibilities that come with homeownership, including maintenance and repairs?
If your answers lean toward yes, the next step is a conversation with a lender to find out exactly where you stand. A pre approval does not obligate you to buy anything. It simply gives you real numbers to work with so you can make a clear eyed comparison between what you are spending now and what ownership would actually cost you each month.
For many people in Las Vegas, that comparison turns out to be far closer than they expected. And once you start building equity in a home of your own, it is very hard to go back to writing a check every month that builds nothing for your future.
